Two comments:
(1) You only talk about commercial real estate. What are the expectations for Vanguard employees relocating to live in the University City area, and how will that affect both our housing market and the many apartments that have been built near the new Vanguard facility?
(2) I believe most of the Vanguard employees are relocating from other office space in the Charlotte area. Doesn’t that mean that overall office space occupancy in the Charlotte area will be essentially unchanged? (but, of course, occupancy in the UC area will rise.)
