The next big student apartment building is under construction across from campus on University City Boulevard.

Haven Campus Communities recently took out building permits for nearly $35 million of construction, to build 332 apartments and a six-floor parking deck. The project is scheduled to open in fall 2018.

Situated at the signalized Suther Road intersection and pedestrian crossing to campus, the new apartment community definitely meets Haven Campus Communities’ goal of offering convenient student housing.

“Haven prides itself on providing student’s accessibility and conveniences by strategically selecting locations that promote academic lifestyle within the local university area,” said company founder and President Jay Williams in a news release about the new apartment community.

“Our plan aligns directly with Haven’s development commitment to quality and safety, walkability to campus, along with our focus on innovation and technology.”

 

Prime location at a record-breaking cost per acre

Such prime locations have become increasingly expensive in University City. According to county tax records, Haven Campus Communities paid a total of $1.12 million per acre for the 6.8-acre site – almost certainly a record for multifamily real estate in University City.

The Haven residential building and parking deck will fill much of the site. The single residential building will rise up to five stories along University City Boulevard and three-four stories along Suther Road, Sandburg Avenue and a new public street. Each street will have a planting strip and sidewalk.

Along University City Boulevard, that sidewalk will be a 10-foot-wide multi-use path with 15-foot-wide planting strip.

 

Design details

Charlotte City Council unanimously approved the rezoning required for the new apartment community in November. Plans that accompanied the rezoning show active ground-floor uses such as a leasing office, club house and other amenities associated with a planned residential community.

Conceptual illustrations of the building show a structure with a variety of facade materials including stone, concrete and brick, the main entrance at Suther Road and University City Boulevard, and a large recessed courtyard also facing University City Boulevard. The rezoning documents say that the illustrations reflect the architectural style and quality of building; the actual building may have minor variations.

 

Technology-rich furnished apartments

The new community will have a total of 887 beds, available in fully furnished one-, two-, four- and five-bedroom suites. Each apartment will have a fully equipped kitchen, full-size washers and dryers and a private bathroom for each bedroom.

All Haven Campus Communities feature extensive use of technology. The student housing here will offer what Haven calls technology-forward Smart Apartments, with such features as smart lighting, smart thermostats, smart ceiling fans and touch-screen video intercoms that let residents see visitors before granting entrance.
